1. Acceptance of Terms
By accessing, browsing, or using any portion of Calculixy (the "Site"), you represent that you are at least 13 years of age, have read and understood these Terms of Use, and agree to be bound by them together with Calculixy's Privacy Policy and Legal Disclaimer, each incorporated herein by reference. These Terms constitute a binding legal agreement between you ("User" or "you") and the operators of Calculixy ("Calculixy," "we," "us," or "our" (Este Holdings, LLC)). We reserve the right to modify these Terms at any time. Modifications take effect upon posting. Your continued use of the Site following any modification constitutes acceptance of the revised Terms. We will reflect material changes in the "Last updated" date at the top of this page.
2. Informational and Educational Purpose Only
Calculixy provides free online calculators, guides, and educational articles for general informational and educational purposes only. All content on this Site — including, without limitation, calculator outputs, mathematical formulas, worked examples, explanatory text, and guides — is intended solely to help users understand general concepts across real estate, business, finance, insurance, health, mathematics, education, and everyday planning. No content on this Site is, or should be construed as, financial, investment, mortgage, tax, legal, medical, accounting, or any other form of professional advice.
3. No Professional Advice — No Advisory Relationship
Nothing on Calculixy constitutes professional advice of any kind, and no use of the Site creates a professional, fiduciary, advisory, attorney-client, broker-client, or any other client relationship between you and Calculixy.
Specifically and without limitation:
- Real estate calculators (including DSCR, equity waterfall and IRR, LTV vs. LTC, hard money, ARV and MAO, debt yield, break-even occupancy, reverse mortgage, wrap-around mortgage, and triple-net lease proration tools): outputs are mathematical estimates only. They do not constitute property valuations, appraisals, loan offers, formal underwriting, lending decisions, investment advice, or guarantees of any rate, return, occupancy level, or transaction outcome. Property values, rents, cap rates, and lending terms vary by market, lender, and individual deal.
- Business calculators (including SBA 504, SBA 7(a) acquisition, earn-out, business interruption, raw material yield, machinery ROI, coinsurance penalty, replacement cost, and content site valuation tools): outputs are mathematical estimates only. They do not constitute business valuations, financing commitments, insurance determinations, accounting opinions, or guarantees of any payout, multiple, payback period, or return on investment. Business and insurance figures depend on policy terms, lender criteria, and facts unique to each enterprise.
- Finance calculators (including mortgage, loan, auto loan, compound interest, retirement, salary, and currency conversion tools): outputs are mathematical estimates only. They do not constitute loan offers, formal underwriting, credit decisions, investment advice, financial planning, tax guidance, or guarantees of any rate, term, approval, exchange rate, or return.
- Health calculators (including BMI, calorie, and due date tools): outputs are general informational estimates. They do not constitute medical advice, clinical assessments, diagnoses, or treatment recommendations.
- Math and school calculators (including standard, scientific, percentage, GPA, and grade tools): outputs are computational results and estimates. Academic figures such as GPA and grades may differ from official institutional records, which always govern.
- Everyday planning calculators (including age, tip, and sales tax tools): outputs are general estimates. Sales tax results in particular may differ from the rates and rules actually applied at the point of sale, which vary by jurisdiction.

4. Calculator Accuracy — No Warranty
We make reasonable efforts to ensure that the formulas underlying our calculators are mathematically correct and that educational content is accurate. However, we make no representation or warranty — express, implied, or statutory — that any calculator output, formula, example, rate, figure, or statement on this Site is accurate, complete, current, reliable, or suitable for your specific purpose.
Financial, real estate, business, and insurance variables including interest rates, annual percentage rates, tax rates, insurance premiums and coinsurance requirements, property values, rents, capitalization rates, exchange rates, business valuation multiples, and lending guidelines: (a) change continuously; (b) vary materially by lender, jurisdiction, and individual borrower profile; and (c) cannot be anticipated by any general-purpose calculator. You assume full and exclusive responsibility for verifying any result independently before relying on it. Calculixy may update or correct content at any time without notice.
5. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, CALCULIXY AND ITS OPERATORS, DIRECTORS, EMPLOYEES, CONTRACTORS, CONTRIBUTORS, LICENSORS, AND AFFILIATES (COLLECTIVELY, THE "CALCULIXY PARTIES") SHALL NOT BE LIABLE TO YOU OR ANY THIRD PARTY FOR ANY LOSS OR DAMAGE — WHETHER DIRECT, INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, EXEMPLARY, OR PUNITIVE, INCLUDING WITHOUT LIMITATION ANY LOSS OF PROFITS, REVENUE, SAVINGS, DATA, GOODWILL, OR BUSINESS OPPORTUNITY — ARISING OUT OF OR IN ANY WAY RELATED TO:
- Your use of, or inability to use, this Site or any calculator, tool, guide, or content;
- Any reliance on any output, estimate, formula, or statement produced by the Site;
- Any financial decision, health decision, legal action, or other consequential act taken based on Site content;
- Any error, omission, inaccuracy, or delay in Site content or calculator outputs;
- Any unauthorized access to or alteration of your transmissions or data.
These limitations apply regardless of the theory of liability — whether contract, tort (including negligence), strict liability, or any other legal or equitable theory — and even if the Calculixy Parties have been advised of the possibility of such damages and even if a limited remedy fails of its essential purpose.
In jurisdictions that do not permit the exclusion or limitation of certain damages, Calculixy's liability shall be limited to the greatest extent permitted by applicable law. The Site is provided strictly on an "as-is" and "as-available" basis with no warranties of any kind.
6. User Responsibilities
By using Calculixy you agree to:
- Use the Site only for lawful purposes consistent with these Terms;
- Independently verify the accuracy and applicability of any calculator output before relying on it for any purpose;
- Consult licensed professionals before acting on any financial, medical, legal, or educational information obtained from this Site;
- Refrain from scraping, crawling, or harvesting Site content at scale without prior written consent;
- Refrain from misrepresenting Site outputs as professional advice to others;
- Refrain from attempting to interfere with the Site's operation, introducing malicious code, or circumventing security measures.
You are solely responsible for all decisions made in reliance on Site content and for all consequences arising from those decisions.
7. Intellectual Property
All content, design, layout, code, graphics, logos, text, guides, formulas as presented, and other materials on this Site are the proprietary property of Calculixy or its respective content contributors and are protected under applicable United States and international copyright, trademark, and other intellectual property laws.
You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Site for personal, non-commercial, informational purposes only. You may not: (i) reproduce, republish, distribute, display, or sell any Site content without prior written permission; (ii) create derivative works from Site content; (iii) remove or alter any proprietary notices; or (iv) use any Calculixy mark, name, or logo without explicit written consent. Brief quotations with proper attribution and a direct hyperlink to the source URL are permitted for editorial and informational purposes.
8. Third-Party Links and Advertising
The Site may display advertising served by third-party networks, including Google AdSense, and may contain links to third-party websites. Calculixy does not endorse, control, or assume responsibility for the accuracy, content, privacy practices, or policies of any advertiser or linked third party. Advertisements are clearly labeled and do not constitute an endorsement. Your interactions with third-party sites and advertisers are governed by their own terms and privacy policies.
9. Disclaimers of Warranty
THE SITE, ALL CONTENT, AND ALL CALCULATORS ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. CALCULIXY DOES NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS, OR THAT DEFECTS WILL BE CORRECTED.
10. Governing Law and Dispute Resolution
These Terms of Use are governed by, and shall be construed in accordance with, the laws of the State of Florida and the federal laws of the United States of America, without regard to Florida's conflict-of-law principles or choice-of-law rules.
Jurisdiction and Venue: You expressly agree that exclusive jurisdiction for any dispute arising out of or relating to these Terms or your use of the Site — that cannot be resolved informally — shall lie in the state and federal courts located in Broward County, Florida. You irrevocably consent to the personal jurisdiction and venue of such courts and waive any objection based on improper venue or inconvenient forum.
Informal Resolution First: Before initiating any formal legal proceeding, you agree to contact Calculixy through our Contact page and provide written notice of the dispute, giving Calculixy at least thirty (30) days to attempt informal resolution.
Binding Arbitration: If informal resolution fails, any remaining dispute shall be resolved by binding individual arbitration under the then-current rules of the American Arbitration Association (AAA), conducted in English, with the arbitration seat in Broward County, Florida. You waive any right to participate in a class action, class arbitration, consolidated proceeding, or representative action. Each party shall bear its own arbitration costs unless the arbitrator determines otherwise.
Exceptions: Nothing in this section prevents either party from seeking emergency injunctive or other equitable relief from a court of competent jurisdiction in Broward County, Florida, to prevent irreparable harm pending arbitration. If any provision of this dispute resolution section is found unenforceable, the remaining provisions shall remain in full force and effect.
Florida Consumer Protections: Nothing in these Terms waives any consumer rights you may have under applicable Florida law that cannot be contractually waived.
11. Changes to These Terms
Calculixy reserves the right to modify, suspend, or discontinue any part of the Site or these Terms at any time and without notice. Changes to the Terms are effective when posted. The "Last updated" date at the top of this page will reflect the date of any material revision. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.
